About The Job:
This commission based sales opportunity provides an opportunity to work alongside the owners of a high-performance, high-volume, real estate investment company. The earning potential is high if you are willing to put in the work, and excel in this direct sales position.
The Acquisitions Manager will be responsible for handling a wide range of sales and acquisition tasks and will be able to work independently with little or no supervision. Training will be provided for the company's processes and systems for evaluating real estate assets in order to determine what to offer the seller.
This is an excellent opportunity to fast-track your real estate knowledge and learn how to effectively perform property valuations.
The Acquisitions Manager will interact with staff and real estate seller leads in a fast-paced environment, sometimes under pressure, remaining flexible, proactive, resourceful, and efficient, with a high level of professionalism and confidentiality. Expert-level written and verbal communication skills, strong decision-making ability, strong sales experience and self-motivation is required.
Workload will increase or decrease based on a variety of factors and there is no set schedule but candidates must be prepared to dedicate at least 30+ hours per week to this opportunity. Candidate must be local to Lincoln, NE and be willing to work during business hours primarily at our office space.
Responsibilities
Manage leads and follow up through daily CRM use to update and stay on task until deals are closed.
Make outbound cold and warm calls to property owners to asses their need to sell.
Drive neighborhoods to identify potential properties to purchase and input into CRM.
Door knock distressed properties to speak to sellers about selling direct to us, and leaving marketing materials on site.
Help with outbound marketing campaigns.
Reply quickly to all incoming leads and client requests for information.
Negotiate deals with property sellers, write and send purchase contracts to sellers, and send executed contracts to owners and title company.
Eventually walk properties, take pictures of the condition of the house, evaluate After Repair Value, and repair costs, to evaluate max allowable offers. Until you are comfortable with this you will be working closely with owners and project managers to learn the deal underwriting process.
Qualifications:
4-year college degree in Sales, Marketing, or Communications OR related experience highly desired
+1 years of experience in cold calling or door to door sales role highly desired
Top-notch written and verbal communication skills and superior phone etiquette required
Must love sales, be a driven self starter, and be friendly, outgoing and be a problem solver.
Basic computer and excel skills required.
Must have your own computer, smart phone and car, with valid driver’s license.
